Initiate Title Services

Getting Started

Once we have received the contract and the client contact information, our team opens the file and provides deposit instructions to the Buyer. Our team adds information to the file from the property appraiser's website, tax collector's website, and the MLS (if applicable). Within one business day, we order the title search from our underwriter, and request permit, municipal lien, and zoning/setback information pertaining to the property.

File Processing

File Processing

We provide an introductory email to the client and real estate agent with estimated title costs and important deadlines. Our team keeps the client and agent informed about the status of the file at important milestones throughout the transaction.

Deposits

Our team provides reminders regarding delivery of deposits and Escrow Deposit Verifications to all parties upon receipt of funds from the Buyer.

Title Review

Your Closer provides a copy of the title commitment to all parties and prepares the documents required to clear title issues. Upon receipt of all estoppels, your Closer provides a draft settlement statement for review by all parties, and then requests that the Buyer deliver their funds to close by wire transfer. Your Closer will schedule the signing appointments for the parties, either with an in-person notary, by remote online notarization, or via electronic signatures, as applicable.

The Closing

Once Tortuga Title has received all executed documents from the Seller and Buyer, and all funds to close, and any funding approval required by the Buyer's Lender, we inform all parties that the transaction has closed and disbursement has commenced. Our team promptly notifies the parties when their checks are available for pickup or delivery and provides wire confirmations upon receipt from the bank.

Post Closing

Tortuga Title issues the title insurance policy and provides a copy of any executed documents to the respective parties. If any funds are being held in escrow pursuant to an escrow agreement, our team follows up after closing to facilitate the disbursement of the escrowed funds as agreed upon by the parties.
